On a line between Lisbon and New York, surrounded by the Atlantic ocean, the Azores were first settled in the 15th century and today still has a population of less than a quarter million with more than half living on São Miguel, the largest island in the group of nine. The Azores group is an autonomous region of Portugal with legislative offices in Ponta Delgada on São Miguel and regional offices in Horta, Faial. The islands are in three groups with São Miguel and Santa Maria in the southeast, Terceira, São Jorge, Graciosa, Pico and Faial forming the central group, and Flores and Corvo in the northwest. The average temperatures range between 13-22° C with sea temperatures slightly higher. Summer highs of 30°C and winter lows (especially on higher ground) of 10° C are possible. Nature and maritime life are the key attractions of the islands with local people having the warmest and welcoming of temperaments anywhere. For those that are attracted to a quieter and slower lifestyle, who enjoy lush gardens and exquisite views, buying property in the Azores has to be of paramount consideration. Faial (or Ilha Azul for the proliferation of blue hydrangeas covering the island) in particular has all the attributes of most of the other islands with a superb mix of rural tranquillity and the major town of Horta within easy access from any part of the island. Horta (meaning vegetable garden) is a major port for transatlantic yachts with more than 1,000 visiting boats a year plus many local boats and yachts moored in two modern marinas. Whale and dolphin watching are also prime visitor attractions with one of the highest number of species viewable in the world. Faial also has a lavada network which is not widely advertised but is a treat for walkers when discovered. Buying property in the Azores is not always an easy process particularly because of the lack of estate agents specialising in holiday or retirement homes. Much of the procurement of property in the Azores is still done by word-of-mouth. A hand shake is invariably the way of things until the actual signing in front of an official attorney takes place. There is no time share on Faial. It is still possible to buy a 'rustic' property with some land on Faial for between €30,000 - €40,000 but usually requiring much renovation. Apartments in Horta range from around €100,000 and houses with some land from €75,000 in rural areas. The cost of properties in the Azores in general is way below that of mainland Portugal which ranges in price from €1,000 to €1,600 per square metre in coastal regions - whilst it is still possible to find properties of between €500 and €1,000 per square metre in the Azores especially away from the main centres of Ponta Delgada, (São Miguel) Angra do Heroísmo (Terceira) and Horta (Faial.) Being islands, many properties in the Azores benefit from sea views although most are not right on the sea. Nevertheless, access to the sea and swimming beaches or swimming 'holes' is very close for most residences. Renting before you buy is another option but can be expensive in the summer months. The Azores is a holiday destination for the Portuguese from the mainland and in particular from those Portuguese who live and work overseas (especially from the USA and Canada) visiting family. From July through September demand usually outstrips supply. Out-of-season rates are much more attractive and will give the visitor time to investigate local conditions and the warmth of the populace in their normal environment. On Faial, there are a number of excellent hotels in Horta and an excellent range of B&B establishments some of which operate year round. Purchasing a property on Faial for possible letting whilst not using it yourself is an excellent way to amortise some of the costs especially if you are able to rent out in the seasonal months when demand is at a premium. Considering the state of the world today, purchasing a property in the Azores for retirement or as a future investment or even to work in a stunningly beautiful part of the world, can only be a rewarding experience and a change of lifestyle, at a cost that is well below most other destinations.
